California Real Estate Agency Experience

Keller Williams Realty in California and I crossed paths in December of 2005. My first experience toward becoming a California Keller Williams real estate agent was in Los Alamitos, Orange County, Southern California. I have enjoyed being a Christian realtor since 2002 and I look forward to working with other sellers, buyers, and realtors of all beliefs outside of California. Backyard Activities for the Home Improvement Lover

When we think of backyard activities, sports often come to mind. While sports are a great way to spend your time outdoors, they are not all that backyard

activities include. In fact, while you may not necessarily think so, backyard activities also involve the completion of projects. If you are a home improvement lover, it is quite possible that your next backyard activity could involve the building or the remodeling of a structure.

In the United States, backyards are filled with millions of different things. Many homeowners have pools, barns, work sheds, or garages. If you already have these items inside your yard, you may want to think about remodeling them. Remodeling projects are ideal for those who wish to update or expand their backyard structures. Summer is the perfect time to complete many remodeling projects, especially those that are outside.

While many homeowners make the decision to remodel, there are others that choose to build. If you don’t have a barn, garage, or work shed, but you would like to have one, now would be the perfect time to start construction. In most areas of the United States, summer has the prefect weather conditions for many backyard projects.

The first step in building or remodeling a backyard structure is to develop a plan. If you already know what you would like to build and how you would like to build it, you are well on your way to a completed project. However, if you are unsure what you would like to build or how to build it, you may want to think about doing a little bit of research before you start your next home improvement project.

Perhaps, the easiest way to get ideas or directions on how to build a garage, work shed, or barn is to visit your local library or book store. In these locations, you should be able to find a number of books that will not only offer you suggestions, but give you directions on how to get started. Libraries are nice; however, you will only be able to keep the materials for a short period of time. If you are interested in saving your resource guides for another project, you may want to consider purchasing your own books.

Once you have decided on a structural design, you will need to obtain the necessary building supplies. The supplies that you need will all depend on what you are building or remodeling. Despite the fact that different projects will require different supplies, there are some supplies that are common among all backyard building or remodeling projects. These supplies may include wood, metal, saws, and many other common household tools.

As previously mentioned, summer is ideal for most construction projects. Even though the weather will most likely be cooperative, it may still be a good idea to check your local weather forecast. If you are doing a project that requires perfect weather, such as roofing or painting, you will want to plan your project around the projected weather forecast. With projects that require more than one days worth of work, you may want to wait until the weather forecast predicts steady weather. This will prevent you from having to stop your building or remodeling and then startup again later.

Although building and remodeling projects are great backyard activities, not everyone is able to do them. If you are inexperienced in construction, you may find it difficult or impossible to do the work yourself. If this is the case, professional assistance may be just what you need. Completing your own home improvement projects will save you money, but only if you know what you are doing. Poor building or remodeling jobs may not only need additional, costly repairs, but they may also be unsafe.

With something as large and important as most home improvement projects, you are advised against taking any unnecessary chances or risks. Whether you make the decision to perform your own home improvement project or sit back and watch a professional do it, you will still be outside, enjoying everything that your backyard and the beautiful weather has to offer.

“When building a home, you are likely hoping to build a home that is exactly to your needs and wants. After all, this is why many people choose to

build rather than to buy a piece of real estate. At the same time, you want to consider the resale value of the home as well. Even if you think you will remain in the house until your golden years, you never know when life will throw an unexpected curve your way. Therefore, while you certainly want to build a home that fulfills your dreams, you also want to think ahead and build a piece of real estate that will help you earn a profit later.

Considering the Location

The first thing you want to take into consideration when building a home is the same as the golden rule that is always associated with real estate: location, location, location. The location of the real estate you buy will have much to do with the resale value of your home. Of course, conditions could change several years from now that will make your location better or worse than what it is today. Nonetheless, if you purchase a piece of real estate in a desirable area or in an “up and coming” area, you are likely to be able to turn a profit many years from now when it comes time to sell.

Thinking About the Size

When you buy real estate on which you will build a home, you need to consider the other homes in the area. When it comes to resale value, your home should not be the largest home in the area. In fact, the smaller homes generally sell faster. This doesn’t mean that you should condemn yourself to a tiny home if you are in need of something larger. At the same time, you should keep your needs in mind when you buy the land so that you can build your ideal home in an area that will make your home more similar in size to the others in the area.

Decorating for the Future

Everyone wants to personalize his or her home and there is certainly nothing wrong with that. Obviously, you want to own a piece of real estate that feels like “home” to you and in which you can feel comfortable. At the same time, you should build a home that will have a greater chance of being sold when the time comes. To that end, you should take a few steps in order to strike the perfect balance.

The kitchen and the bathroom are two rooms that are very important in the world of real estate. In order to boost the resale value of your home and to help you enjoy your kitchen and bathroom to the fullest, try to buy modern conveniences to include in the home. The more up-to-date your home, the more valuable your real estate will be when it comes time to sell.

You also need to consider the permanent fixtures and the decorative touches that can be more easily changed. For example, you might adore bright red. But, installing bright red cabinetry can be a mistake since it is a very personal color. Instead, you might want to consider installing a more traditional color of cabinetry and painting your walls red or adding fixtures that are red. That way, you can get the colors you want without making it costly to make changes in the future.

By considering your likes and dislikes while also continually keeping the resellability of the home in mind, you will have a greater chance of creating a house that is both a home and a valuable piece of real estate. “

The Costa del Sol means Sunny Coast in English. It belongs to the autonomous community of Andalusia. The intriguing place extends over more than 300

Consider The Amenities

The amenities on a rental property can often be the deciding factor for many renters. The available amenities may make a less affordable property seem

more appealing. Conversely a property which is more expensive may be considered worthwhile if the amenities offered are considered valuable enough to compensate for the higher price. When making this decision, homeowners should consider their own personal preferences as well as their budgetary constraints to make an informed decision. Before making a decision to rent a property, the renter should carefully consider which amenities are necessary, which amenities are optional but highly desired and how much the renter is willing to pay for these amenities.

What Amenities Do You Really Need?

Although many of the amenities offered by rental properties are not exactly necessary to live, there are some amenities which some renters would not consider renting a property without. An exercise room is one such example. While this is certainly not necessary, many renters prefer having this option. Without an onsite exercise facility, many renters would have to consider joining a gym for their exercise needs. This will likely increase the monthly expenses significantly and, depending on the location, may also make it inconvenient for the renter to visit the gym. An onsite exercise is significantly more convenient than traveling to a gym in another location. For this reason many renters consider the added expense associated with an onsite exercise facility to be worthwhile.

Some renters may even consider only renting an apartment in a facility that has a pool. Although this is not a necessity some renters, especially in warm climates, might only consider living in a rental property where there is access to a pool especially if the majority of rental properties include this amenity.

What Amenities Do You Really Want?

In addition to the amenities a renter feels he needs, there are some amenities which may be desired as opposed to necessary. A movie theater may be an example of this type of amenity. Renters may not decide against a rental property which does not have this feature but may be more inclined to select a property that has this feature as opposed to one that does not as long as the price is comparable.

A meeting space may be another example of an amenity which may not be required but that many renters are willing to pay extra to have. Renters who entertain frequently may enjoy this type of amenity because it affords them extra space for entertaining. They may be able to easily invite eight or more people over for a dinner party if there is meeting space available but this might not be possible if the renter were confined to their apartment.

Are You Paying Too Much for Amenities?

While some amenities may be viewed as necessary and others may merely be viewed as worthwhile and still others may be viewed as superfluous, the most important decision renters will have to make is how much they are willing to pay for these amenities. Comparison shopping may be the best way to determine whether or not certain amenities are financially worthwhile.

Renters who are considering apartments of similar size in the same geographic region should consider the amenities offered as well as the price of the apartment. Apartments of similar size in the same area should be fairly close in price. However, an apartment which offers more advanced amenities might be significantly higher in price. Renters should list the available amenities and use this information in making cost comparisons. This information can be used to determine whether or not the renter is willing to pay a higher price for such amenities. Renters who conclude the additional cost is not warranted have determined that the prices of the amenities are not worthwhile to them and they are likely to choose the more affordable apartment which features fewer amenities.

Commercial Real Estate Presents Big Profit

Real estate has always been known as the safest of investments.

In fact, real estate investment completed after proper research into and

evaluation of the property (to determine actual and future value), can lead to tremendous profit.

This is one reason many people choose real estate investment as their full time job.

Discussions about real estate tend to focus on residential real estate; commercial real estate, except to seasoned investors, is often overlooked.

However, commercial real estate presents a great option for investing in real estate.

Commercial real estate includes a large variety of property types.

To a majority of people, commercial real estate is only office buildings or factories or industrial units.

However, that is not all of commercial real estate. There is far more to commercial real estate.

Strip malls, health care centers, retail units and warehouse are all good examples of commercial real estate as is vacant land.

Even residential properties like apartments (or any property that consists of more than four residential units) are considered commercial real estate. In fact, such commercial real estate is very much in demand.

So, is commercial real estate really profitable?

Absolutely, in fact if it were not profitable I would not be writing about commercial real estate at all!!

However, with commercial real estate recognizing the opportunity is a bit more difficult when compared to residential real estate.

But commercial real estate profits can be huge in fact, often much bigger than you might realize from a residential real estate transaction of the same size.

There are many reasons to delve into commercial real estate investment.

For example you might purchase to resell after a certain appreciation level has occured or to generate a substantial income by leasing the property out to retailers or other business types or both.

In fact, commercial real estate development is treated as a preliminary indicator of the impending growth of the residential real estate market.

Therefore, once you recognize the probability of significant commercial growth within a region (whatever the reason i.e. municipal tax concessions), you should begin to evaluate the potential for appreciation in commercial real estate prices and implement your investment strategy quickly.

Regarding commercial real estate investment strategies it is important that you identify and set investment goals (i.e. immediate income through rental vs later investment income through resale) and that you know what you can afford and how you will effect the purchase.

It would be wise to determine your goals then meet with your banker (or financier) prior to viewing and selecting your commercial real estate.

Also remain open minded and understand that should the right (perfect) opportunity present itself, your investment strategy might need to be revisited and altered, sometimes considerably.

For example: If you find a commercial real estate property too expensive for you to buy alone but represents tremendous opportunity, you could look at forming a small investor group (i.e. with friends or family) and buy it together (splitting the profits later).

Or in another case (i.e. when a retail boom is expected in a region), though your commercial real estate investment strategy was devised around purchasing vacant land, you might find it more profitable to buy a property such as a strip mall or small plaza that you can lease to retailers or a property that you can convert into a warehouse for the purpose of renting to small businesses.

In a nutshell, commercial real estate presents a huge variety of and tremendous investing opportunities, you just need to recognize them and go for it.

Antiquing in Rhinebeck, Ny

Rhinebeck New York, located in Dutchess County in the beautiful Mid-Hudson Valley has some wonderful antique shops. 

Whether you are

looking for fine English antiques, artwork, collectibles, vintage jewelry, pottery, porcelain or any other item prized by collectors you can find it in the antique shops of Rhinebeck, NY.

It was a beautiful day today in Rhinebeck so my husband and I took a stroll through all of the great shops.  We are collectors of artwork, porcelain and carnival glass. We had an enjoyable time as we strolled through town and spoke to all of the friendly shop owners and searched for new treasures for our collections.

The Beekman Arms Antique Market is located in a red barn directly behind the Beekman Arms Inn.  The Inn is reputed to be the oldest continuously run inn in America.  The Beekman Arms Antique Market is a group shop with everything a collector could want.  They have furniture, glass, pottery, art work, textiles, and jewelry along with pretty much everything else.  The shop is open 7 days a week from 11AM - 5PM.  They can be reached at (845) 876-3477.

Across the street from the Beekman Arms is Asher House Antiques.  This beautifully done shop specializes in English antique furniture.   Fresh merchandise arrives from England on a regular basis. In addition to fine furniture, porcelain, sterling and assorted antique items, they have beautiful accessories - both old and new - for your home. The shop also carries a beautiful line of reproduction furniture. The shop is open 7 days a week from 10 AM - 5:30 PM.  They can be contacted at (845) 876-1794.

On the corner of Route 9 and West Market street is the Rhinebeck Antiques & Artisans.  This is a showcase shop with about 40 cases of wonderful small antique items.  When I was in the shop this week I saw an impressive collection of Roseville and American Beleek on display. There is fresh merchandise almost daily. Loman Eng, one of the owners is also an artist.  Loman paints wonderful landscapes and these are available for purchase also. The center is open Thursday through Monday from 10:30 AM - 5:30 PM.  The phone number at the center is (845) 876-5555.                 

Right next door to the Rhinebeck Antique and Artisans is The Portly Pug.  This is a small, cozy shop filled with wonderful treasures of all kinds. The Portly Pug is named after Picabo, Myron’s (the  proprietor’s) pet. There is a wonderful collection of dog related antiques, a selection of beautiful tea caddies and fine antique furniture just to name a few things.  The shop is generally open Friday through Mondays from about 11 AM – 5 PM.  It is a good idea to call ahead as the hours vary.  They can reached at (845) 876-6896.

All the shops are just a few steps away from each other but each one has its own unique charm.  Come spend a morning or afternoon browsing the antique shops in Rhinebeck…you never know what treasure you might find!
